Potential BTO at Kallang Basin Swimming Complex, St Wilfred Sport Centre sites likely to be Plus flats: ERA Singapore

The Kallang Basin Swimming Complex spot is within walking distance of Geylang Bahru MRT Station and the Geylang Bahru Market and Food Center. Lim thinks that future Build-to-Order (BTO) projects at the site might be assigned as Plus flats due to their proximity to town and services. Plus apartments have tighter resale limitations compared to Standard type apartments, consisting of a longer minimal occupation era of 10 years and restrictions on renting out the flat.
He predicts the future BTO task at the site might feature a mix of 2- to four-room flats. “The neighboring sites have a plot ratio of 2.8, and assuming a quite similar plot ratio, we might see some high-rise BTO apartments, possibly approximately 36 storeys,” he adds.
At the same time, the St Wilfred Sport Centre is a 10-minute stroll from Boon Keng MRT Terminal. It stands close to St George’s Road, wherein many of the existing HDB apartments date back to the 1980s, according to Lim.

The Kallang Basin facility, located on Geylang Bahru Lane, will finalize on Sept 1, and the St Wilfred centre on St Wilfred Road will close on Oct 1.
