CapitaLand Development to launch LyndenWoods, first residential project in Singapore Science Park
CapitaLand Development, the real estate project arm of CapitaLand Group, is readied to sneak peek the 343-unit LyndenWoods, the first private non commercial project in a rejuvenated Singapore Science Park, on Saturday June 28.
This biophilic architectural concept mirrors the development’s distance to nearby green spaces such as Kent Ridge Park and the Southern Ridges. LyndenWoods is even expected to achieve the BCA Green Mark Platinum certification.
The sales gallery rises beside 7 Science Park and the property development is expected to start for sale on July 12.
The launch of LyndenWoods comes immediately after CapitaLand completes the redevelopment of Geneo, an incorporated development featuring 5 Grade A buildings and the 250-unit Citadines Science Park Singapore. Residents of LyndenWoods will gain from the new services, F&B options, and placemaking activities arranged by CapitaLand at Geneo, which neighbors the upcoming condo.
LyndenWoods rests on a 124,352 sq ft site that was formerly inhabited by the Defence Science and Technology Agency from 2000 to 2018, after which that building was demolished in 2020. CapitaLand Development efficiently applied to rezone the plot from business park to housing.
LyndenWoods is a five-minute walk to Kent Ridge MRT station on the Circle Line (CCL), that is one stop far from one-north, and 2 stations far from Buona Vista Interchange on the CCL and East-West Line. The location around LyndenWoods is even sustained by bettered pedestrian and cyclist infrastructure.
Homeowner establishments include a co-working lobby, a 50m infinity lap pool, a leisure tennis court, a pickleball court, a dedicated animal’s park, and the Lynden Club– a resident clubhouse with a health club, social lounge, and function room.
Two-bedroom units and two-bedroom plus study units compose around 65% of the overall unit mix, with 137 units of common two-bedders ranging from 635 to 721 sq ft, and 92 units of two-bedroom plus study units of 850 to 883 sq ft.
CapitaLand Development’s most recent residence venture deals with thriving demand for well-located, high-quality housing and exemplifies exactly how integrated urban areas can deliver both future-ready liveability and withstanding investment worth, claims Tay.
Notable developments in the vicinity of LyndenWoods consist of National University of Singapore, National University Hospital, the one-north precinct, and Rochester Commons. Close-by schools and educational institutions such as Fairfield Methodist School (Primary), Anglo-Chinese Junior College, and Singapore Polytechnic.
Meanwhile, there are 45 three-bedroom units of 1,023 to 1,066 sq ft, as well as 46 units of three-bedroom + Guest (premium) kind condos of 1,292 sq ft. Only one stack comprising 23 units of four-bedroom (premium) units of 1,647 sq ft is available.
The project will comprise 2 24-storey towers with a mix of two- to four-bedroom units of 635 to 1,647 sq ft. The condo also features a two-storey basement carpark with 240 lots. Each of the residence towers are going to be built in a dual-point block style with designed sky balconies on each storey. According to CapitaLand, this design follows a visually fenceless concept that enhances all-natural air flow and brightness.
“LyndenWoods is an essential turning point in the progressing improvement journey of Singapore Science Park. CapitaLand Property development’s first housing development throughout Singapore Science Park shows our concept to revitalize the location into a dynamic, mixed-use innovation cluster,” states Ronald Tay, CEO of CapitaLand Development (Singapore).
