Sunway Property launches Sunway Majestic with 70% of buyers from Malaysia, 30% from Singapore

According to an independent research by Milieu, commissioned by Master Community Developer Sunway Property (June 2025) to determine Singaporeans’ interest in Johor real properties, nearly half (48%) of evaluated real estate hunters are considering Johor Bahru for their next acquisition– 83% of whom already own property in Singapore.

Sunway Majestic is also section of Sunway Property’s The BIG Deal campaign, including 16 Signature Projects and New Launches across Klang Valley, Johor, Ipoh, and Penang. Ranging from now up until Nov, the project offers RM10 million in cash incentives, along with unique packages and buyer motivations.

Johor is gaining from major plan and framework catalysts. The Johor– Singapore Special Economic Zone (JS-SEZ), formalised earlier on this year, is expected to draw in considerable investment and business circulations. On the other hand, the RTS Link, linking Bukit Chagar (JB) to Woodlands (Singapore) by late 2026, will cut cross-border travel to just six mins.

” Homebuyers here are critical and assume long term,” stated Gerard Soosay, Sunway Property Chief Executive Officer (Southern Region). “Johor Bahru’s appeal is real, but assumptions are greater: communities have to be risk-free, connected, and versatile to cross-border lifestyles. That is the standard we are building towards. Our function as Malaysia’s Master Community Developer is to meet this progressing landscape with a lasting perspective, co-investing in the locations we develop and remaining real to our guarantee of being With You For Generations.”

Sunway Property has recently launched Sunway Majestic, its first development in Johor Bahru City Centre (JBCC) and the city center’s first SOHO apartments. With property term, a location simply 3 km from the upcoming Johor Bahru– Singapore Rapid Transit System (RTS) Link, and next to Sunway Commercial Square, the project is strategically placed for both own-stay customers looking for city-centre convenience and investors aiming to record cross-border rental need.

Clients to day mirror Johor Bahru’s cross-border profile, with 30% Singaporeans and 70% Malaysians (of that 60% work in Singapore). Purchases are primarily for personal stay (70%), with 30% for financial investment.

The property development includes multi-tiered security systems. Connectivity is enhanced with a dedicated transportation services to the RTS, a pathway link to Hutan Bandar, and access to bordering shopping malls, schools, and medical care amenities. It is adjacent to Sunway Commercial Square, a retail hub for shopping and dining to be taken care of by Sunway Malls.

Sunway Majestic marks Sunway Property’s first project in JBCC and the city centre’s first SOHO apartments. Sunway Majestic has 1- to 3-bedroom SOHO units starting off at RM400,000, with the choice to personalise under Sunway Property’s unique Design to Own concept. This price point sits well within the range looked for by 72% of evaluated buyers (RM1 million and listed below), the Sunway news release claims.
