Three-bedder at The Waterside sets record profit of $3.81 mil

The transaction marks one of the most valuable resale purchase to date at The Waterside. It tops the last log gain of $3.13 million, when a 2,142 sq ft unit obtained $4.88 million ($2,278 psf) in April 2025. The three-bedder had previously transacted for $1.75 million ($817 psf) in September 2006, concluding in the dealer producing an annualised revenue of 5.7% over roughly 19 years.

Carried out in 1993, The Waterside is a freehold apartment located along Tanjong Rhu Road in District 15. The property development is adjacent to the Singapore Swimming Club and Dunman Senior High School, and is also near Katong Park MRT Station on the Thomson-East Coast Line. It makes up 6 23-storey non commercial blocks, supplying 3- and four-bedroom units ranging from 2,142 to 2,433 sq ft.

The Clift is a 99-year leasehold growth situated along McCallum Street in District 1. Finished in 2011, the apartment consists of 312 houses and a single-storey retail podium. It provides one- and two-bedroom homes estimating between 495 and 818 sq ft, in addition to one- and two-bedroom loft spaces varying from 753 to 1,076 sq ft.

The most successful condo resale transaction in the middle of the week of Feb 24 to March 3 was the purchase of a three-bedroom unit at The Waterside. The 2,411 sq ft unit on the 7th floor changed hands for $5.5 million ($2,281 psf) on Feb 25. The unit was formerly acquired for $1.69 million ($700 psf) in April 1998. Thus, the seller raked in a log income of $3.81 million (225.9%), or an annualised gain of 4.3% over nearly 28 years.

Meanwhile, the transaction of a 755 sq ft unit at The Clift was the second most unlucrative condominium resale purchase of the week. The one-bedder on the 32nd level worked out a deal for $1.3 million ($1,677 psf) on Feb 25. The vendor, that got it in June 2011 for $2.06 million ($2,730 psf), incurred a loss of around $816,075, or 38.6%. The vendor had had the unit for more than 14 1/2 years.

The second-largest gain documented during the week came from the sale of a three-bedroom unit at Sky@Eleven, throughout Thomson Lane. The 2,271 sq ft unit on the 37th floor was acquired for $2.73 million ($1,200 psf) in May 2007 and changed hands for $5.75 million ($2,532 psf) on Feb 26. Hence, the seller made a profit of $3.02 million (111%), or an annualised income of 4% over a holding period of nearly 19 years.

Completed in 2012, Bishopgate Residences makes up a single residential block real estate 31 units. The development provides a mix of 3- to five-bedroom units spanning 2,433 to 5,974 sq ft. It is positioned inside the upscale Bishopgate– Chatsworth non commercial territory, close to the Indonesian consular office.

Based on lodged cautions, this latest deal marks the very first unlucrative resale transaction at Bishopgate Residences. In 2025, the growth saw just one resale deal: a 3,165 sq ft, five-bedroom unit thatfetched $10.45 million ($3,302 psf) in February.

This marks the fifth most beneficial resale purchase at the property development to day. The record growth comes from the sale of a 2,713 sq ft four-bedder for $6.48 million ($2,389 psf) in April 2024. The unit had actually formerly transacted for $2.8 million ($1,031 psf) in March 2007, that indicates the seller made a profit of $3.68 million. This translates to an annualised earnings of 5% after a sustaining time frame of slightly over 17 years.

Lodged caveats show that the growth tape-recorded 19 resale deals last year, 9 of which were unprofitable. The 9 units, ranging from 495 to 775 sq ft, sustained decreases of $24,600 to $731,000.

The most profitless resell purchase during the duration in review occurred at Bishopgate Residences, an estate condominium in prime District 10. The 2,896 sq ft, four-bedroom unit was sold for $8.8 million ($3,039 psf) on Feb 27. The unit previously brought $10.66 million ($3,682 psf) in March 2021. Thus, the deal resulted in a loss of $1.86 million (17.5%), which equates to an annualised damage of 3.8% over five years.
